Cantilever huge 2.7m x 2.7m cantilever umbrella over Acorns Hot Tub for rain or sun. Set in a sheltered area.  Retreat has a wide roof pagoda shelter over hot tub. Nutkins Shepherd Hut hot tub open air.

Car Charger EV Type 2 set fee per session (up to 12 hours) payable on arrival. Contact us before arrival for tariff.  Lyme Regis car parks have chargers.

Central Heating in Acorns & electric wall radiators in both Retreat and Acorns, plus flame effect fire in each. Nutkins Shepherd Hut has thermostatically controlled electric plinth heater and wood burning stove with eco brickettes supplied.

Children regret this is adult only accommodation.

Cleaning We clean after your departure.  Please ensure washing up done, (dishwasher in Retreat and Acorns is empty) and furniture back in place please.

Eco We provide starter eco washing up, laundry liquid, eco dishwasher tablets (no dishwasher in Nutkins) (our septic tank prefers eco too).

EV Electric Car Charger Type 2, fee per 12 hour session payable on arrival.

*Extra cleaning if required if departure process unreasonably ignored and property left in a “state” @ £20 per hour.

Coffee, Dolce Gusto Coffee Machine & selection of pods in Acorns and Retreat only.  Cafetiere in all properties. Organic Clipper instant coffee & Dorset tea sachets in all.

Cool Fans in summer can be provided on request, usually put ready in a heatwave.

Complaints  I am happy to do my best to rectify.

Cycling in my opinion, the immediate area not suitable for cyclists – see nearby nature reserve and villages.

Damage Please report at the time so I can repair for you and following guests.

Damage must be paid for.  £50 for lost broken key/fob or abuse of hot tub i.e. leaving lid of unreasonably over night and it’s cold or filled with foam,  of fake tan, sun tan lotion or dyed hair stains

Departure by 10.00am please.  Please put furniture back in its place washing up done & put away.  Recycling & Food Waste box provided.

Dogs  regret no pets,  only Assistance Dogs

Dressing Gowns (and slippers for Hot Tub) provided in all properties.

Epilepsy Please note one choice in all Hot Tubs light sequence is ‘disco’ flashing lights.

Extras included  tea towels, eco washing up kit, condiments, cooking oil, kitchen & loo rolls, foil, eco dishwasher & eco laundry tabs (*no dish/washing machine in Nutkins), some toiletries.

Fake Tan you may not use hot tub if wearing fake tan.  All other lotions & make up must be showered off before use as it stains hot tub.

Farm Shop  Millers Farm shop, fish, meat, bread, veg, fruit, groceries, plants, drink, 5 mins drive away at Kilmington on the A35.  Felicity’s at Morecombelake on A35 near Bridport.

Fire Feature fire in Retreat & Acorns with affect flames and remote control. Nutkins has a plinth electric heater/cooler and Nutkins has a wood burner stove with reasonable amount of eco brickettes supplied. Nutkins also has an outdoor fire pit, reasonable amount fuel provided.See end of page for detailed User Guide for Nutkins.

First Aid small kit provided per property.

Food Shopping Millers Farm Shop, with cafe, fish shop, veg, fruit, local meats,  groceries, fresh bread, Kilmington 1 mile away, Felicities Farm Shop also brimming with local goodies is on A35 at Morcombelake, Large Tesco with parking in Axminster 3 miles away. Tesco Express *no parking in Lyme Regis.

Fully Equipped with all linen, towels.  Acorns & Retreat has a washer drier & dishwasher per property.  Nutkins a clothes airer is provided.

Garden Furniture at all properties

Groceries Axminster has good parking at their Tesco, Millers Farm Shop, Kilmington and Felicities Farm Shop, Morecombelake on A35. *Only visitors by train with no car may have online delivery as we have to be here to let delivery drivers in as electric gate at entrance.

Groups Regret we do not permit all 3 properties to be booked by a group together without written prior permission. We can consider requests for Acorns and Retreat being booked by same group.  Regret Nutkins cannot be a part of any group booking.

Hair Drier in each property, iron & board. Nutkins Utility Room has iron & board, washing sink for laundry, airer, laundry basket.

Hanky Panky please respect our Hot Tubs they are very shy.

Heating plus heated towel rails and feature fire in Acorns & Retreat.  Nutkins has electric towel rail, electric plinth fire and wood burner stove with eco brickettes supplied.

Hedgehog Corner EX13 5SU is where Acorns Garden Apartment & The Retreat Cottage and Nutkins Shepherd Hut are based.

Hot Tubs use 8am-11pm chlorine sanitiser, heated up to 38c see guide Access Statement. We have a spare hot tub should it ever be needed! Rinse off swimwear/chlorine sanitiser. We have to check tubs daily, done when you are out or early – legal requirement.  Please use specific hot tub towels provided.

Hunters Lodge Inn within 3 mins walk.  (01297 33286) Book meals in advance to avoid disappointment.

Hygiene for Hot Tubs we have the Council’s 5* Hygiene Rating which included a Hot Tub inspection.  Chlorine sanitisers used.

Nutkins is a luxury fully equipped Shepherd Hut that also has a nearby separate utility room with large fridge freezer, another washing up sink inside and outside, range of additional utensils such as iron & board, airing rack and space for suitcase storage. Walking Just ask Joy for local walk information. We do not recommend walking to Lyme along main road, ask us for back lane walk via river bank.

River Cottage – we are one of the closest accommodations 1.5 miles

River Cottage HQ at Park Farm on Trinity Hill (1.5 miles).  for main Cookery School, Events,  and Cafe in their car park.

Please consider driving or taking a taxi as no pavement or street lighting.  We do not recommend walking.

One of the cheapest RETURN Taxi fares from any local accommodation in the area – see taxis below. Taxis pick up outside our main electric entrance gate.

Parking in Lyme Regis – Just Park App

Lyme Regis:  Holmbush Car park (hill incline to car park) at the top of Cobb Road is close to The Hix Oyster & Fish House Restaurant.  Sea Front Car Parks £1.60 per hour.

The Cobb Car parks have blue badge parking but are £1.60 an hour in the day time for all users – based on level ground – no hills.

Woodmead Road car park Lyme Regis  (hill incline to car park)

Park early (before 10.30am) at peak times i.e. weekends, public holidays, school holidays, sunny days.

Cycling & Walking

The South West Coastal Path can be accessed easily at Lyme Regis (Holmbush Car Park) or Charmouth (from the car park).   We do not recommend walking or cycling to Lyme Regis as the main road is busy, bendy and hilly.   Ask us for local back lane and riverbank walk into Lyme.  Visit nearby Nature Reserves, nearest is Trinity Hill, 2 mins drive from us.

The local pub The Hunters Lodge (01297 33286) is some 500 yards along the road but note no pavement or street lighting – we provide luminous jackets and torches at your property.

Breakfast out – sea views

The Beach House by the Cobb at Lyme Regis, the Award Winning Hive Beach Cafe at Burton Bradstock opens 10am(25 mins drive), sister cafe The Watch House  or Rise or award winning Cherries at West Bay opens 10am (20 mins drive), SWIM Cafe Lyme Regis, opens early (5 Mins drive) – all with sea views.   At weekends for Hive and Watch Cafe’s so get there just before 10am opening (popular!). All have web sites.  Cherries in Westbay looking over the harbour is well worth a visit, Gold Taste of the West and the new River Cottage Kitchen at the River Cottage Farm HQ open for breakfast, lunch, teas.

Whats on in Lyme Regis and places to visit

Discover Lyme Regis – maps and local information.  The Dinosaur Museum and Fossil shops in Lyme Regis,  The Donkey Sanctuary near Branscombe- free admission,  Beer Village and Quarry Caves, Seaton sea front, The South West Coastal Path, Charmouth seaside village, West Bay site of TV Broadchurch, The Tram at Seaton, Seaton Wetlands for nature observation, Peco Gardens and mini trains for train enthusiasts, walks on nearby Trinity Hill Nature Reserve, Lamberts Castle  (iron age fort – fabulous views), Golden Cap hill to walk up (fabulous sea views), Blackbury Castle, and many seaside villages along our coast full of charm – Beer, Seaton, Exmouth, Seaton, Seatown, Charmouth, Eype, Burton Bradstock, The Chesil Beach and Fleet and my favourite trip a drive along the coast road from Westby to Portland Bill (over the causeway) to the fantastic view from the top and down in to Weymouth for fish and chips on the front – Rock Fish restaurant on sea front (book) run by TVs Mitch Tonks.

Axminster Railway and the X51 and X53 Bus

There is no taxi rank at the Axminster station so book a taxi to meet you or catch the X51 bus from outside the station to our local pub, Hunters Lodge just minutes from us. Be aware there is no pavement or street lighting from bus stop to us. The X51 bus stops at our local pub The Hunters Lodge before continuing into Lyme Regis. From Lyme Regis you can catch the X53 and X51 Jurassic Coaster bus which goes all along the famous UNESCO World Heritage Jurassic Coast from Bournemouth to Exeter and vice versa. You can purchase a get on/get off ticket.

FARM SHOPS: Millers Farm Shop along A35 at Kilmington & Felicity’s on A35 at Morcombelake

Run by Malcolm Miller and his family, Millers Farm Shop has been growing and selling locally sourced produce for over thirty years. The shop is an Aladdin’s Cave of local food. Some of the vegetables are grown on the farm, the rest are provided by local suppliers passionate about good quality food. Fresh fruit and vegetables are locally sourced and colourful arrays of seasonal plants are available. You can find Lyme Bay fresh fish, beef, pork and lamb from local farms, local milk and cream, cider from Lyme Bay Winery and Perry’s Cider Mill and sample a variety of local cheeses. Also very popular with customers are the mouth watering array of breads and pastries, along with an impressive selection of teas, coffees and juices.

Felicity’s Farm shop on the A35 just by Morcombelake full of delightful items and large car park with great views of Golden Cap and the sea.

Moore’s Biscuit Factory also near Felicity’s Farm shop with gift shop of biscuits made on site.

Cream Teas

We love the view from the deck at the end of the garden of the Alexandra Hotel in Lyme Regis or the garden at The Old Black Dog in Uplyme on the road to Lyme Regis and The Grazing Cow on the A35 past Wilmington.

NUTKINS HANDY INFORMATION AND SAFE USE GUIDE

It is a condition of your stay to read this important Safe Use information please.

The majority of our guests respect our property whilst enjoying their holiday. Every rule below is to keep you safe and some are probably there as the result of a past incident!

I aim to greet you on arrival, answer any questions and show you around so your stay runs smoothly. I am always at the end of my phones, 07771 655526 or 01297 35514 and live a few minutes walk away, I am contactable 24/7.

Nutkins is a shepherd hut and made of oak so your safety is paramount.

ABUSE OF HOT TUB: You must replace hot tub cover and secure tabs either end after use. £50 reheat or refill fee if cover left off unreasonably (i.e. overnight) and it gets cold or water abused with foam, fake tan, sun tan leaves yellow rings, hair dye etc.

ANTIQUE BRASS KITCHEN WORK TOP: Is meant to look as it does! Only use damp cloth to wipe surface, do not use harsh cleaning agents.

BBQ: Electric ‘Electriq’ BBQ is left outside from May-Sept.
1. when cool put grill in soaker provided.
2. Turn off at mains
3. REMOVE plug after use and store safely in the dry in plastic box provided.
4.  Put rain cover on when it has cooled down.
5. The deer ask: turn off outside bollard light at their bedtime please.

Turn off at socket if ‘fat flare up’ & allow to burn off, throw some salt provided on burning areas to calm flames. Trim fat of meats before use. Cool box with picnic utensils provided. BBQ utensils in Utility Room/provided.
Picnic cool box for outside dining with plastic utensils provided so you don’t have to go up and down hut steps to get things. 

BED: LOWER ensure window shut (or bed catches window arm when going up or down and will cause damage), ensure coffee table in lowest mode, pull down ready made bed on leather strap, MIND FINGERS when sliding across secure bars.  Demonstrated on or soon after arrival.

BED: CLOSE ensure windows shut before raising or lowering bed (so the window arms don’t catch on side of bed) bed secure bars fully retracted when putting bed back after use SLOWLY, Plastic step (in wardrobe) to help you get up into the bed if required!

BOOTS:  Box with lid provided outside for walking boots.  Soft shoes inside Nutkins please as oak floor. 

COFFEE TABLE: is ‘built in’, folds up from low into a higher coffee table and folds out into a dining table with a pull out support bar. I will demonstrate it on arrival. The coffee table is fixed to the floor on runners and you can slide it a few inches along the floor for extra space or get the dining table closer to you. It can’t be lifted up moved elsewhere. Table mats provided.

DAMAGE: must be reported and paid for.

DOORS: French double doors, hook to keep open or they will slam in even a light breeze

EV Type 2: car charger (fee applies on arrival) please contact me NOW if you wish to use it so it is turned on and I can tell you current fee for use.

FIRE PIT: must be kept well away from the hut at all times and never stored under hut. Fuel is stored in a bin far side of hut. To light the fire pit: first put some kindling in the middle of the pit, then some natural fire lighters, then put on some briquettes. Clicker fire lighter provided. Only use fuel we provide. Always use spark guard with poker provided to lift lid on and off.

FIRE AND SAFETY: In wardrobe manuals, first aid kit, torch, hairdryer, fire extinguisher, fire blanket. 2 sand filled buckets on patio for fire pit. There is a carbon monoxide alarm, smoke alarm, plus hi viz and torch for walk to pub/bus. BBQ if ‘fat flare up’, turn off at plug on electric and throw some salt on grill.

FUEL for Wood burner and Fire Pit: Reasonable amount provided of eco briquettes, kindling and fire lighters.  Only use eco briquettes provided in wood burner. Sticks for field are damp and will set off smoke alarm in hut. 

GATE: Electric Gate fob on key ring, hold above dashboard, exit car nose over white spot.

HOB: Induction hob, only works when pan on ring. Remove chopping board protector and ensure on at mains switch in wardrobe marked ‘mains’.

HOOK BACK DOORS: French doors heavy and slam in wind. Hooks either side.

HOT TUB: Use 8am – 11pm. Heated up to 38c. Safe use guide and Emergency Off switch next to hot tub. Photo guide provided for lid lifter. Chlorine sanitiser checked daily, early in the morning or when you are out for the day.
No solo bathing, see Emergency OFF switch near hot tub, both our insurers stipulation

No fake tan, sun lotion, tie up dyed hair, wash off make up before use. Polycarbonate hot tub glasses, robes, slippers, specific tub towels in box provided. No Glass in Hot Tub.

KEYS: £50 for broken or lost keys or fob

MANUALS: in wardrobe folder with Wood burner safe use, Neff electric Hob, Bosch Microwave Combi oven. Pyrex dishes can be used in both the Microwave and Combi Oven. Neff induction hob only works when pan on surface – it is protected with a purpose made cover that doubles as a chopping board, to protect it between use from anything falling from the shelves and scratching.

NEVER put clothes or items on or close to dry on wood burner. Total Fire Hazard!

OAK FLOOR: Flat or soft shoes plus you have a pebble patio, meadow with ruts, dips and uneven and 4 entrance steps to door with no hand rail. Slipper provided and box outside for walking boots.

PLINTH HEATER: Turn on at wall, temp set at 19c. Alter if desired. Max 25c. Keep front of plinth floor heater clear.

PUB & BUS: Hi Viz, torch provided, no pavement or street lighting.

QUOOKER:BOILING hot water, press middle knob down twice, holding down then turn towards you anti clockwise.  Lever on side operates normal hot and cold water.

STORAGE: wardrobe & 2 large drawers under sofa. In Utility Room, Fridge Freezer, more storage for groceries, cases. Nutkins kitchen has a mini fridge.

STAR GAZING ROOF: Blind retracts on ceiling, pole provided in wardrobe.

WI FI: Fast wi fi (73mbps) No TV so bring your own devices.

WET SWIM WEAR: dry outside on clothes airer, hang on shower hooks provided (dripping on to oak floor will stain it). Heated towel rail in en suite for towels, *swim wear may get damaged on hot towel rail.

WOOD BURNER: Only use eco briquettes provided, kindling, fire lights, long lighting clicker and heat glove provided. It gets hot to touch. Never cover with items.  Reasonable amount of eco briquettes, kindling and fire lighters provided. 

We clean grate on departure. More fuel stored outside hut in tin bin . 1 briquette is enough as they slow burn and they do throw a lot of heat out. To get fire going ensure air draft knob at bottom of burner is open. Don’t poke briquettes as they crumble. If in doubt please ask. *Don’t use sticks from meadow in wood burner as it will smoke you out and set off alarms as they are not dried out.
